Investments in Romanian office buildings still unprofitable

Office buildings under construction in Bucharest amount to a total 273,000 sq m. This is one of the largest surfaces allotted to offices under construction in Central and Eastern Europe (CEE), but, at the same time, the vacancy rate, estimated at 20 pc in December 2010, is among the highest in the region, according to the real-estate company Colliers, quoted by Mediafax.

Sofia ranks first in the analyzed region as regards the surface of office buildings under construction, at almost 720,000 sq m, “boasting”, at the same time, a vacancy rate higher than Bucharest’s, namely, 25.4 pc.

The total surface of office buildings in Sofia amounts to 1.31 million sq m, fairly close to the Bucharest figure, of 1.36 million sq m. As a consequence, over 270,000 sq m-worth of office spaces in the Romanian capital are vacant, while, in Sofia, over 333,000 sq m are left vacant.

Budapest reports the highest vacancy rate for office buildings, of 25.7 pc, but, on the other hand, projects under construction amount to a mere 164,000 sq m. In the Hungarian capital, finalised office buildings amount to a total 2.34 million sq m. Thus, over 600,000 sq m of office buildings in Budapest are vacant.
